Project Overview

Design Challenge & Approach

This lakefront residence in Morris County required large glazed openings on the lakefront elevation — openings that needed to perform thermally, seal reliably against variable weather exposure from the water, and operate smoothly for the life of the building.

The design objective was minimal sightlines and maximum transparency toward the lake, while meeting thermal performance requirements and providing durable operation under the conditions typical of a waterfront site: wind, temperature swings, and humidity variation through the seasons.

NU Architectural specified the Alumil SMARTIA S560 thermally broken aluminum lift-and-slide system as the primary system for the lakefront elevation, complemented by tilt-and-turn casements and fixed glazing units throughout the remainder of the project.

Installation Approach

  • Structural rough opening preparation coordinated with general contractor
  • Recessed track installation for flush threshold transition at lift-and-slide openings

  • Large-panel configurations (3-panel and 2-panel lift-and-slide) installed using equipment appropriate for sash weights in the 200–300 kg (approx. 441–661 lb) range
  • All openings field-verified against shop drawings prior to delivery
